Wylie still rewards realistic pricing
The Real Estate Data Aggregator tracked 264 homes sold in Wylie's 75098 ZIP code during the three months ending July 31, 2026. The average home sold for 97.7% of its list price. That number has not moved in a year. It tells you the market is steady, but it also tells you that pricing still has to be right from day one.
Only 9.9% of homes sold above list price, down 1.9 points from the same period last year, according to the Real Estate Data Aggregator. That is fewer than 1 in 10. The days of routine bidding wars are not the norm here right now.
What sellers need to know
Nationally, Realtor.com reported that 20.8% of listings had a price cut in September, the highest share since October 2022. Redfin put that figure at 21% for the four weeks ending September 20, 2026. Wylie is not immune to that pressure. If a home sits too long, buyers notice.
The Real Estate Data Aggregator shows the median home in Wylie took 56 days to sell. That is unchanged from a year ago. Some homes go fast. Some sit. The difference is usually price.
What buyers need to know
With 379 homes for sale and 4.4 months of supply, buyers have more to look at than they did a year ago. Supply is down 9.1% year over year per the Real Estate Data Aggregator, so it is not a flood of inventory. But with fewer than 1 in 10 homes selling above list, there is room to negotiate on homes that have been sitting.

The bigger picture
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Wylie's median sale price rose 3.1% over the same stretch, per the Real Estate Data Aggregator. That is a modest beat on the national number, and it happened while more homes were selling, not fewer.
The Real Estate Data Aggregator also shows 23.2% of Wylie homes went under contract within two weeks of listing.
