Wylie prices eased a little, but listings got tighter
Nationally, the Federal Housing Finance Agency reported that U.S. home prices rose 2.6% from July 2025 to July 2026. Wylie told a quieter story. Through the three months ending August 31, 2026, the Real Estate Data Aggregator counted a median sale price of $440,000 in ZIP 75098. That is down 2% from the same months a year before. Prices eased a little here while they climbed elsewhere.
A price dip sounds like good news for buyers. But the Real Estate Data Aggregator also counted only 372 homes for sale in that same period, down 7.5% from a year before. New listings fell too, dropping 10.3% to 322. Fewer sellers came to market, so buyers had less to look at even as prices softened.
That tighter supply shows up in the wider market too. Realtor.com reported that active listings across the U.S. grew 5.5% year over year, topping 1.16 million homes nationally. Wylie moved the opposite direction. Supply here shrank while it grew elsewhere.
How homes actually sold
The Real Estate Data Aggregator counted 244 homes sold in ZIP 75098 during the three months ending August 31, 2026. That is up 2.1% from the same months of 2025. Homes that did sell moved at a median of 56 days on market, one day shorter than a year before. Not a big shift, but not getting slower either.
Pending sales tell a more cautious story. The Real Estate Data Aggregator counted 248 pending sales, down 16.8% from a year before. That drop lines up with what Realtor.com reported nationally: mortgage rates surged above 7% for the first time since January 2025. Fannie Mae, as reported by CNBC on October 14, 2026, forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. Higher rates slow decisions.
What sellers are seeing
Sellers in Wylie still got close to their asking price. The Real Estate Data Aggregator put the average sale-to-list ratio at 97.8% for the three months ending August 31, 2026, up 0.2 points from a year before. That means most sellers gave up less than 3 cents on the dollar. That is a solid result in a softer market.
Fewer homes sold above list price, though. The Real Estate Data Aggregator counted 7.8% of sales closing above asking, down 4.3 points from a year before. Bidding wars are not gone, but they are less common. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Wylie sellers who price carefully are still doing well.
Only 17.3% of homes went under contract within two weeks of listing, down 0.8 points from a year before. Most homes took longer. If you are buying or selling, patience is part of the plan right now.
- Wylie prices dipped 2% while supply also shrank 7.5%.
- Homes still sold at 97.8% of list price on average.
- The market is not falling apart, but it is slower and tighter at the same time.
- Pricing and timing still matter.
One more thing worth knowing: these numbers cover all of ZIP 75098. One subdivision can read very differently from the ZIP as a whole. If you want to know what is happening on your street, the ZIP-wide picture is only the starting point.
