Wylie prices dipped a little, even as U.S. prices kept rising
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. In Wylie, the Real Estate Data Aggregator counted a median sale price of $440,000 for the three months ending August 31, 2026. That is down 2% from the same months a year earlier. The national trend and the local trend are not the same thing right now.
That gap is the main reason to plan around this market, not broad headlines. A seller pricing to a national trend could end up too high. A buyer expecting Wylie to follow the U.S. could be surprised too.
What else the Real Estate Data Aggregator counted in Wylie
Prices dipped, but sales volume held up. The Real Estate Data Aggregator counted 244 homes sold, up 2.1% from a year earlier. More homes sold even as the median price slipped. That is not a collapsing market. It is a market finding its level.
Homes are still taking a while to sell. The Real Estate Data Aggregator put the median at 56 days on market. That is one day shorter than a year ago, so the pace is about the same. Not every home sold quickly. Only 17.3% went under contract within two weeks of listing, according to the Real Estate Data Aggregator.
Only 7.8% of homes sold above list price, down 4.3 points from a year earlier. That is a real shift. Sellers who price expecting a bidding war are likely to be disappointed in this market.
The national backdrop
Mortgage rates are adding pressure for buyers everywhere. Realtor.com reported that rates averaged 7.33% in October 2026, and peaked at 7.40% in mid-October. Redfin reported the rate for the four weeks ending November 1, 2026 at 7.24%. Those are not small numbers for a monthly payment.
Higher rates affect what buyers can afford. That is part of why local prices can move differently from national averages. Wylie buyers are working with the same rates as everyone else.
Supply is tighter than it looks
The Real Estate Data Aggregator counted 372 homes for sale in Wylie during the three months ending August 31, 2026. That is down 7.5% from a year earlier. New listings also fell, down 10.3% to 322. Less supply coming in is worth watching, even when prices are softer.
- U.S.
- prices rose 2.4% year over year, according to the Federal Housing Finance Agency.
- Wylie went the other way, with the Real Estate Data Aggregator showing the median down 2% to $440,000. Sales volume actually grew a little.
- Supply shrank.
- And fewer homes are selling above list.
- That is a specific local story, and it calls for local pricing, not national assumptions.
One more thing worth saying: these are ZIP code numbers. One subdivision in Wylie can read very differently from the whole 75098 picture. If you want to know what is happening on your street, the ZIP average is just the starting point.
