Wylie prices dipped a little, but supply stayed fairly tight
These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted homes sold, prices, and more across ZIP 75098.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Wylie moved the other way. The Real Estate Data Aggregator put the median sale price in Wylie at $440,000, down 2% from the same period last year. That is a real softening, but a small one.
Here is why the price dip does not tell the whole story. The Real Estate Data Aggregator counted 372 homes for sale in Wylie during that period. That is down 7.5% from a year before. Fewer homes for sale tends to put a floor under prices, even when they soften.
Supply is tighter than it looks
The Real Estate Data Aggregator measured 4.7 months of supply in Wylie. That is down half a month from the same period in 2025. New listings also fell. The Real Estate Data Aggregator counted 322 new listings, down 10.3% from a year before. Sellers are not flooding the market.
Rates are making buyers think harder
Part of what is shaping this market sits outside Wylie. CNBC reported the 30-year fixed mortgage rate rose from 6.8% to 7.6% during September 2026. That is a big move in a short time. CNBC also reported the average contract rate for 30-year fixed loans with conforming balances stood at 7.37% as of late October.
Higher rates slow buyers down. Realtor.com reported that nationally, price cuts hit 20.8% of listings in September, the highest share since October 2022. Wylie's 2% price dip fits that national pattern.
There are some signs buyers are still active. CNBC reported mortgage purchase applications rose 4% for the week ending late October. Realtor.com also noted the ARM share of mortgage applications climbed to 11.3%, the highest in more than a year. Some buyers are adjusting to find a payment that works.
What sellers are actually getting
The Real Estate Data Aggregator found that homes in Wylie sold for an average of 97.8% of their list price. That is up 0.2 points from a year ago. Sellers are still getting close to what they ask. The share of homes that sold above list price was 7.8%, down 4.3 points from a year before. Bidding wars are less common, but they have not disappeared.
Pending sales slowed
One number worth watching: the Real Estate Data Aggregator counted 248 pending sales in Wylie during this period. That is down 16.8% from a year before. Fewer homes under contract now could mean fewer closings in the months ahead. It is the one soft spot in an otherwise steady picture.
The share of homes that went under contract within two weeks of listing was 17.3%, down just 0.8 points from a year ago. Most homes are not flying off the shelf, but the right home at the right price still moves.
- Wylie's median sale price dipped 2% to $440,000, but inventory also shrank.
- Supply fell to 4.7 months.
- Sellers are still getting 97.8% of their list price on average.
- The market has more balance than a year ago, not a sharp shift in either direction.
These are ZIP-level numbers. One subdivision, one street, or one price range can read very differently from the whole. If you want to know where your home or your search fits, that is a conversation worth having.
