Wylie inventory tightened, but buyers are still taking their time
The Real Estate Data Aggregator counted 372 homes for sale in Wylie in the three months ending August 31, 2026. That is down 7.5% from the same months in 2025. Less choice usually pushes prices up, but the median sale price in ZIP 75098 actually dipped to $440,000, down 2% year over year. So tighter supply alone is not doing sellers any favors right now.
That 56-day median, from the Real Estate Data Aggregator, is only one day shorter than the same period last year. Buyers are not in a rush. If your home is priced a little high or needs work, it will sit. The homes that moved fast were the exception: the Real Estate Data Aggregator found just 17.3% went under contract within two weeks of listing.
Sales are up a little, but pending deals tell a different story
The Real Estate Data Aggregator counted 244 homes sold in Wylie during those three months, up 2.1% from a year earlier. That is a real, if modest, gain. But pending sales tell a more cautious story: 248 homes went under contract, down 16.8% from the same period in 2025. Fewer buyers are committing right now, and that gap matters for anyone pricing a home today.
Bidding wars have cooled off
The Real Estate Data Aggregator found that 7.8% of Wylie homes sold above list price in the three months ending August 31, 2026. That is down 4.3 points from a year ago. Sellers who expect multiple offers over asking are working from an older playbook. Most homes are closing near list, not above it.
Rates are making buyers cautious everywhere
It is not just Wylie. CNBC reported that the average 30-year fixed mortgage rate was 7.41% as of October 21, 2026, down from 7.50% the week before. That is still high. CNBC also reported that purchase mortgage applications fell 7% for the week and were 18% lower year over year. Realtor.com noted that rates had surged above 7% for the first time since January 2025, and that 20.8% of listings nationwide took a price cut in September, the highest share since October 2022.
Wylie's 97.8% sale-to-list ratio, from the Real Estate Data Aggregator, says most sellers here are pricing close enough to get deals done. But the 56-day median and the drop in above-list sales show that overpricing still costs you time.
New listings are pulling back too
The Real Estate Data Aggregator counted 322 new listings in Wylie during those three months, down 10.3% from the same period in 2025. Fewer sellers are entering the market. That keeps inventory from piling up, but it also means buyers have less to look at. Realtor.com reported 1.16 million active listings nationwide, up 5.5% year over year. Wylie is moving in the opposite direction.
- Wylie has fewer homes for sale than a year ago, and prices dipped slightly.
- Most homes are taking about two months to sell.
- Buyers are cautious, partly because rates are sitting above 7%.
- Sellers who price carefully and prepare well are still closing deals, just not overnight.
One more thing worth keeping in mind: these numbers cover all of ZIP 75098. Your street can read very differently from the ZIP code as a whole.
