Sachse sales rose even with more homes on the market

The one fact that changes things: sales in Sachse went up even as inventory grew. That tells you demand is real, not fading.

More homes, more sales: what that means

Nationally, Realtor.com reported active listings reached 1.18 million homes in October 2026. Sachse moved in the same direction. The Real Estate Data Aggregator counted 121 homes for sale in ZIP 75048, up 19.8% from a year before. At the same time, 96 homes sold, up 26.3%. More supply did not slow buyers down. It gave them more to work with.

The median sale price came in at $440,000 for the three months ending August 31, 2026. That is down 4.3% from the same period in 2025. Prices dipped a little. But homes are moving faster, not slower. The Real Estate Data Aggregator shows the median time on market dropped 7 days compared to a year ago, landing at 40 days.

Sellers are getting close to their asking price

The Real Estate Data Aggregator put the average sale-to-list ratio at 98.4% for the three months ending August 31, 2026. That is up 0.4 points from a year ago. Sellers are not giving up much ground. Pricing a home well still matters, but the gap between ask and get is narrow.

About 14.6% of homes sold above list price, up 4.1 points from the same period in 2025. That is roughly 1 in 7 homes. Not every home drew competing offers, but a meaningful share did.

The Real Estate Data Aggregator shows that share rose 4.7 points from a year ago. Nearly 3 in 10 homes found a buyer fast. If your home is priced right and shows well, the window can be short.

The national picture adds context

Rates have been a headwind for buyers everywhere. Realtor.com reported mortgage rates peaked at 7.40% in mid-October 2026. As of the four weeks ending November 1, 2026, Redfin put the average rate at 7.24%. That affects how much buyers can spend, which is part of why the Sachse median price dipped. It is worth keeping in mind when you set expectations on price.

Nationally, Realtor.com reported pending sales fell 10.5% year over year in October 2026, the steepest drop since October 2023. Sachse pending sales held flat over the same stretch, according to the Real Estate Data Aggregator. Flat is not bad when the national trend is down.

New listings kept pace with demand

The Real Estate Data Aggregator counted 119 new listings in ZIP 75048 during the three months ending August 31, 2026. That is up 14.4% from a year before. Sellers came off the sidelines. Supply grew, and so did the number of closed sales. Both sides of the market were more active.

Months of supply came in at 3.9, down 0.2 months from a year ago. That is a balanced-to-slightly-seller-favoring reading. There is enough inventory that buyers have real choices. There is not so much that sellers need to panic about competition.

In short
  1. Sachse saw more homes for sale and more homes sold in the three months ending August 31, 2026. The median price dipped 4.3% to $440,000, but homes sold faster and closer to asking price than a year ago.
  2. Nationally, rates and pending sales are under pressure.
  3. Sachse held its own.

One thing to keep in mind: these numbers cover all of ZIP 75048. Remember that Sachse is split between Wylie ISD and Garland ISD, and that line matters to a lot of buyers.
