Sachse sales rose even with more homes on the market
Here is the part that matters most for sellers: inventory went up and sales went up at the same time. The Real Estate Data Aggregator counted 96 homes sold in Sachse in the three months ending August 31, 2026. That is up 26.3% from the same months in 2025. More competition did not slow buyers down.
More homes, more sales
The Real Estate Data Aggregator counted 121 homes for sale in Sachse during those three months. That is up 19.8% from a year ago. New listings rose too, up 14.4% to 119 homes. Nationally, Realtor.com reported active listings topped 1.16 million in September 2026. Sachse followed that same direction. Buyers had more to look at, and more of them bought.
Prices dipped a little
The median sale price in Sachse came in at $440,000, according to the Real Estate Data Aggregator. That is down 4.3% from the same three months in 2025. A small dip, and worth knowing if you are pricing a home right now. That said, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, so the national picture moved in a different direction than Sachse's median did.
Buyers moved faster and paid closer to asking
The median home in Sachse sat on the market 40 days, which is 7 days shorter than a year ago, per the Real Estate Data Aggregator. Homes sold at 98.4% of list price on average, up 0.4 points from last year. About 14.6% of homes sold above list price, up 4.1 points. And nearly 3 in 10 homes (29.1%) went under contract within two weeks of listing, up 4.7 points from a year ago.
One thing to watch: rates climbed nationally
Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. That is a real cost for buyers. Sachse sales still rose during this period, but higher rates are worth keeping in mind as you plan your next move.
What this means for you
For sellers: more homes on the market did not stop buyers from closing. Homes sold faster and closer to asking price than a year ago. The price dip is real, so pricing carefully still matters. For buyers: supply is up, and you had more options. Pending sales held steady at 86, per the Real Estate Data Aggregator, so demand did not disappear.
