The Real Estate Data Aggregator counted 132 homes for sale in Sachse for the three months ending July 31, 2026. That is up 21.1% from the same months a year before. Buyers have more to look at. But the homes that fit well are still moving. Nearly 4 in 10 went under contract within two weeks of listing. That share is up 10 points from a year ago.
Price dipped, but homes are selling faster
The Real Estate Data Aggregator put the median sale price in ZIP 75048 at $432,450 for the three months ending July 31, 2026. That is down 5% from the same period in 2025. Prices softened a little. That is worth knowing if you are pricing a home right now.
At the same time, the median days on market fell to 35 days, which is 11 days shorter than a year before. Homes that were priced well found buyers more quickly, not more slowly.
The average sale price came in at 98.2% of list price, the Real Estate Data Aggregator found. That held steady from a year before. About 13.5% of homes sold above list, up 1 point from a year ago. Most homes sold a little under list, but a meaningful share still drew offers over asking.
Rates are higher nationally, and that shapes what buyers can do
Nationally, mortgage rates have climbed. CNBC reported the average 30-year fixed rate at 7.30% as of September 30, 2026. Realtor.com reported rates surged above 7% for the first time since January 2025.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Active listings topped 1.16 million nationwide, up 5.5% year over year. The broader picture matches what Sachse is showing locally: more supply, more price adjustments, but demand still present for the right home.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month in July, prices rose 0.3% on a seasonally adjusted basis. Sachse's 5% price dip runs against that national trend, which is worth watching.
