Sachse had more sales even with more homes on the market
Nationally, sellers outnumbered buyers by 62.6% in September, according to Redfin. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is the backdrop. Now here is what actually happened in Sachse.
The Real Estate Data Aggregator counted 96 homes sold in ZIP 75048 during the three months ending August 31, 2026. That is up 26.3% from the same months in 2025. More homes were listed and more homes sold. That does not happen everywhere right now.
More choices for buyers, more competition for sellers
The Real Estate Data Aggregator recorded 121 homes for sale in Sachse, up 19.8% from a year before. New listings came in at 119, up 14.4%. Buyers had more to look at. But sellers were not left waiting. Homes sold faster, not slower.
The median days on market dropped to 40 days, which is 7 days shorter than the same period in 2025, per the Real Estate Data Aggregator. Supply edged down to 3.9 months, off 0.2 months from a year ago. Neither number signals a stalled market.
Prices dipped a little
The Real Estate Data Aggregator put the median sale price in ZIP 75048 at $440,000 for the three months ending August 31, 2026. That is down 4.3% from the same period in 2025. Prices gave back a little ground. That is worth knowing if you are pricing a home right now.
Even so, buyers were still paying close to list. The Real Estate Data Aggregator put the average sale-to-list ratio at 98.4%, up 0.4 points from a year before. Sellers were not giving away large discounts to get deals done.
A few signs buyers are moving with some urgency
The Real Estate Data Aggregator found that 29.1% of Sachse homes went under contract within two weeks of listing. That share is up 4.7 points from a year ago. Nearly 3 in 10 homes found a buyer quickly. That tells you the right home, priced right, still moves.
The share of homes that sold above list price rose too, up 4.1 points to 14.6%, according to the Real Estate Data Aggregator. That is not the majority, but it is more than last year.
Pending sales held steady
The Real Estate Data Aggregator counted 86 pending sales in Sachse for the period, unchanged from a year before. Sales closed at a higher rate. Pending sales held even. That is a stable pipeline heading into fall.
For context, Realtor.com reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Fannie Mae, as reported by CNBC, is forecasting a 30-year fixed rate of 7.4% for the fourth quarter of 2026. Those are real headwinds for sellers in many markets.
Sachse is not immune to those pressures. But the numbers for the three months ending August 31, 2026 show a market that absorbed more listings and still closed more sales than a year ago.
