Princeton prices moved lower while national prices still rose
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Princeton went the other way. The Real Estate Data Aggregator counted a median sale price of $281,990 in ZIP 75407 for the three months ending August 31, 2026. That is down 6% from the same three months a year earlier.
For buyers, a lower local price against a rising national trend can mean a little more room in the budget. For sellers, it means the price you set today needs to match today's market, not last year's.
Prices dipped, but more homes are selling
The Real Estate Data Aggregator counted 477 homes sold in Princeton in the three months ending August 31, 2026. That is up 2.1% from the same period a year ago. So even with a lower price, more transactions are closing. That tells you buyers are still active here.
Homes are sitting a little longer, though. The median days on market was 53, which is 12 days more than a year earlier. That extra time is worth knowing if you are planning to list.
Fewer new listings, and sellers are getting close to asking
The Real Estate Data Aggregator recorded 544 new listings in the three months ending August 31, 2026. That is down 19.2% from a year earlier. Fewer homes coming to market can help keep prices from falling further.
Sellers received an average of 97.5% of their list price, according to the Real Estate Data Aggregator. That is only 0.6 points lower than a year ago. So while prices are softer, most sellers are still landing close to what they asked.
What national mortgage rates mean for Princeton buyers
Rates have been elevated. Realtor.com reported that mortgage rates peaked at 7.40% in mid-October 2026. By the four weeks ending November 1, 2026, the rate had eased to 7.24%, according to Redfin. Lower Princeton prices combined with any rate relief could matter for what a buyer can afford here.
Nationally, Realtor.com reported pending sales were down 10.5% year over year in October 2026, the steepest decline since October 2023. Princeton's own pending sales fell 10% over the same stretch, per the Real Estate Data Aggregator. The two markets are moving in the same direction on that measure.
The quick-contract window has narrowed
The Real Estate Data Aggregator found that 16.5% of Princeton homes went under contract within two weeks of listing in the three months ending August 31, 2026. That is down 5 points from a year earlier. Fewer homes are flying off the market fast, which is useful to know when setting expectations on timing.
