Princeton prices moved lower even as U.S. prices kept rising
The numbers as of October 4, 2026 tell a clear story. Princeton moved in a different direction from the rest of the country. That matters whether you are thinking about buying or selling here.
The Real Estate Data Aggregator counted the median sale price in ZIP 75407 at $279,495 for the three months ending July 31, 2026. That is down 6.8% from the same three months a year earlier. Meanwhile, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Princeton went the other way.
For buyers, a lower median price can open more room in the budget. For sellers, it is a reminder to price to where the market is today, not where it was last year.
Homes are taking longer to sell
The Real Estate Data Aggregator shows the median days on market in Princeton reached 53 days for the three months ending July 31, 2026. That is 18 days longer than the same period a year earlier. Buyers have more time to think. Sellers need to plan for that.
Fewer homes went under contract quickly
The Real Estate Data Aggregator found that 12.9% of Princeton homes went under contract within two weeks of listing during the three months ending July 31, 2026. That is down 12.8 points from a year earlier. The quick-sale window is much narrower than it was.
The sale-to-list ratio held at 97.5%, down just 1 point from a year ago, according to the Real Estate Data Aggregator. Homes are still selling close to asking price, but the gap is widening a little. Pricing carefully from the start matters more now.
Rates are adding pressure nationally
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That affects buyers everywhere, including Princeton. Higher rates reduce what buyers can afford, which puts more weight on where a seller sets the list price.
Realtor.com also reported that 20.8% of listings nationally had a price reduction in September, the highest share since October 2022. Princeton's own numbers suggest local sellers are feeling something similar.
