Princeton prices eased, but homes are still moving
Princeton prices pulled back a bit. That is the headline. But here is what matters more: homes are still selling, and there are fewer of them to choose from than a year ago.
The Real Estate Data Aggregator counted a median sale price of $281,990 in ZIP 75407 for the three months ending August 31, 2026. That is down 6% from the same period in 2025. Meanwhile, the Federal Housing Finance Agency reported U.S. home prices were up 2.6% year over year as of July 2026. Princeton moved in the opposite direction from the national number.
For buyers, that gap can mean a little more room on price. For sellers, it is a reminder that pricing needs to match what buyers will actually pay right now.
Sales held up
The Real Estate Data Aggregator counted 477 homes sold in the three months ending August 31, 2026. That is actually up 2.1% from the same stretch in 2025. Prices eased, but buyers kept showing up.
Supply dropped too. There were 524 homes for sale, down 9.3% from a year ago. New listings fell 19.2%. Fewer homes came to market, and the ones that did found buyers.
Homes are taking a little longer
The Real Estate Data Aggregator put the median days on market at 53 days. That is 12 days longer than a year ago. Homes are still selling, but buyers are taking more time.
Sellers received 97.5% of their list price on average. That is down just 0.6 points from last year. Homes priced well are still closing close to asking.
The bigger picture
Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Realtor.com also noted that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Princeton's own price dip fits that wider pattern.
Fannie Mae, as reported by CNBC on October 14, 2026, forecast the average 30-year fixed mortgage rate at 7.4% for the fourth quarter of 2026. That is the environment buyers and sellers in Princeton are working in right now.
Only 16.5% of Princeton homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is down 5 points from a year ago. Quick sales still happen, but they are less common than they were.
- Princeton's median price dipped 6% in the three months ending August 31, 2026, but 477 homes still sold and supply actually shrank.
- Homes are taking longer and sellers are getting a little less than list.
- Pricing to match the current market is the difference between closing and sitting.
