Princeton prices dipped, but buyers are still active
Prices in Princeton pulled back a bit. That is the headline. But the fuller picture is more useful than that one line.
The Real Estate Data Aggregator counted 477 homes sold in ZIP 75407 during the three months ending August 31, 2026. That is up 2.1% from the same three months a year earlier. Buyers are still out there, and homes are still closing.
What the price dip actually means
The Real Estate Data Aggregator puts the median sale price in Princeton at $281,990 for the three months ending August 31, 2026. That is down 6% from the same period a year earlier. Nationally, the Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026. Princeton moved in the opposite direction.
That does not mean the market is broken. It means pricing matters more now than it did a year ago. Homes priced carefully are still selling.
The Real Estate Data Aggregator shows sellers in Princeton received an average of 97.5% of their list price during this period. That is down only 0.6 points from a year ago. Most sellers are getting close to what they asked. The gap between asking and selling is small, but it is real.
Homes are taking a little longer to sell
The Real Estate Data Aggregator puts the median days on market at 53 for the three months ending August 31, 2026. That is 12 days longer than the same period a year ago. Patience is part of the process right now.
The share of homes going under contract within two weeks of listing dropped 5 points from a year ago. The Real Estate Data Aggregator puts that figure at 16.5%. Quick sales still happen, but they are less common.
Fewer listings, but buyers are still active
New listings in Princeton dropped 19.2% compared with a year ago, according to the Real Estate Data Aggregator. There were 544 new listings in the three months ending August 31, 2026. Fewer sellers came to market.
At the same time, homes for sale fell 9.3% year over year to 524. Supply tightened a little, even as prices softened. That combination is worth understanding if you are thinking about listing.
Rates are making things harder nationally
The broader rate picture adds context. CNBC reported the average contract rate on a 30-year fixed mortgage reached 7.37% as of October 28, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. That affects what buyers can afford, which affects what sellers can ask.
Even so, CNBC reported mortgage purchase applications rose 4% for the week ending October 28, 2026. Buyers are still looking. They are just being more careful about price.
Realtor.com also reported that 20.8% of listings nationally had a price cut in September 2026, the highest share since October 2022. Princeton's own 6% median price decline fits that national pattern.
A small but real bright spot
The Real Estate Data Aggregator shows 7.3% of homes in Princeton still sold above list price during this period. That is actually up 1.5 points from a year ago. A small share of well-priced homes are drawing competition. Pricing well still pays off.
