One part of Garland is moving faster than the national slowdown
Realtor.com reported that U.S. pending sales were down 10.5% year over year in October 2026. That is the steepest drop since October 2023. Nationally, buyers are pulling back. In one part of Garland, they are doing the opposite.
These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted activity across five ZIP codes. The story is not the same in all of them.
75040 is the ZIP that stands apart
The Real Estate Data Aggregator counted 159 pending sales in 75040 during the three months ending August 31, 2026. That is up 15.2% from the same months a year before. While the national trend moved one way, this ZIP moved the other.
Speed tells the same story. The Real Estate Data Aggregator found that 37.1% of homes in 75040 went under contract within two weeks of listing. That share is up 8.1 points from a year before. More than a third of homes are not sitting long.
Supply is tighter here too. The Real Estate Data Aggregator put months of supply at 3.2 in 75040, down 1.2 months from a year before. Fewer homes available and more buyers moving fast is a combination that rewards sellers who price well and buyers who come prepared.
How the other ZIP codes compare
The rest of Garland is a more mixed picture. Some ZIPs are holding steady. One is softer. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.
| 75040 | 75041 | 75042 | 75044 | |
|---|---|---|---|---|
| Pending sales change | +15.2% | -4.8% | +9.7% | -4.3% |
| Under contract in 2 weeks | 37.1% | 25.4% | 26.5% | 27% |
| Months of supply | 3.2 | 4.6 | 3.7 | 3.8 |
| Median days on market | 40 | 49 | 44 | 34 |
| Sale to list price | 98.8% | 97.6% | 98% | 97.6% |
75041 is the softest of the group right now. The Real Estate Data Aggregator counted 49 homes sold there, down 21% year over year. Months of supply rose 1.4 months to 4.6. Homes are taking a median 49 days to sell, up 2 days from a year before. Prices did tick up 3.8%, which is one honest bright spot.
75042 and 75044 sit in the middle. Both saw pending sales edge up or hold near flat. Supply in both ZIPs has tightened compared to a year ago, and sale-to-list ratios improved a little. Neither ZIP is surging, but neither is stalling badly either.
A note on 75048 (Sachse)
75048 covers Sachse. The Real Estate Data Aggregator counted 96 homes sold there in the three months ending August 31, 2026, up 26.3% year over year. That is the biggest sales volume jump in this group. Pending sales were unchanged year over year, and 29.1% of homes went under contract within two weeks, up 4.7 points. Worth knowing if Sachse is part of your search.
One thing to keep in mind about Sachse: the city straddles two school districts. The Real Estate Data Aggregator numbers cover the whole ZIP. School district assignment depends on the specific address. Always verify which district a home falls in directly with the district.
What the national backdrop means for Garland
Realtor.com reported that mortgage rates peaked at 7.40% in mid-October 2026. Redfin put the average weekly rate at 7.24% for the four weeks ending November 1, 2026. Rates at that level slow buyers down in most markets.
That makes the activity in 75040 more notable, not less. When rates are high and national pending sales are falling, a ZIP with rising pending sales and tighter supply is worth paying attention to. It does not mean every home sells fast. It means the conditions for a well-prepared seller or a ready buyer are better there than the national headlines suggest.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% year over year through August 2026. Garland's ZIP codes are mixed around that number, with some prices down and one ZIP up. Local conditions are doing their own thing.
What this means if you are buying
In 75040, the Real Estate Data Aggregator shows 37.1% of homes going under contract within two weeks. If you are shopping there, a clean offer and a lender letter ready to go matter more than in a slower ZIP. In 75041, you have more time and more room to negotiate.
What this means if you are selling
In 75040, the Real Estate Data Aggregator shows homes selling at 98.8% of list price on average, up 1.5 points year over year. Pricing close to market and presenting the home well can still catch active demand. In 75041, with 4.6 months of supply and homes taking 49 days on average, pricing needs to be sharper from day one.

- 75040 saw pending sales rise 15.2%, 37.1% of homes go under contract within two weeks, and supply tighten to 3.2 months.
- The other ZIPs are more mixed.
- One street can read very differently from the whole ZIP code, so the aggregate numbers are a starting point, not the final word on your specific situation.
