One part of Garland is moving faster even with lower prices

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. But in ZIP 75040, the Real Estate Data Aggregator counted a 9.6% drop in median sale price over the three months ending August 31, 2026. Prices down, demand up. That is the part worth paying attention to.

That 37.1% quick-contract rate is the highest of any ZIP in this market, according to the Real Estate Data Aggregator. It was up 8.1 points from the same three months in 2025. Prices softened, but buyers kept showing up.

How 75040 compares with the rest of Garland

What is driving 75040

The Real Estate Data Aggregator counted 134 homes sold in 75040 over those three months. That was up 6.3% from a year before. At the same time, homes for sale fell 23.1%, leaving just 3.2 months of supply. Fewer choices, more buyers moving quickly.

Nearly 1 in 5 homes in 75040 sold above list price. The Real Estate Data Aggregator put the average sale-to-list ratio at 98.8%, up 1.5 points from a year before. Sellers are getting close to what they ask, even with the lower price floor.

The national picture is pulling in a different direction

Nationally, the market has softened. Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Fannie Mae, as reported by CNBC, forecast the 30-year fixed rate at 7.4% for the fourth quarter of 2026.

Those rates matter everywhere, including Garland. They slow some buyers down. But the 75040 numbers show that a lower price point can still draw strong interest even in a tighter borrowing environment.

What this means if you are buying

A 9.6% price drop in 75040 does not mean homes are sitting. The Real Estate Data Aggregator shows 37.1% went under contract within two weeks. If you are watching this ZIP, being ready matters. That means talking to a lender before you find a home you like.

What this means if you are selling

Demand is real in 75040, but prices are down 9.6% from last year. The homes that sold close to list, and sometimes above it, were priced to meet buyers where they are. Pricing too high is the quickest way to end up on the wrong side of that 37.1% line.

A look at 75044 and 75048

In 75044, the Real Estate Data Aggregator counted 97 homes sold at a median of $348,000, down 7.9% from a year before. Homes sold in a median of 34 days, 15 days faster than the same period in 2025. That is the quickest median in any Garland ZIP this period.

In 75048, sales jumped 26.3% to 96 homes, and the quick-contract share rose 4.7 points to 29.1%. The median price there was $440,000, down 4.3%. More buyers, more competition, still a softer price than a year ago.

75041 and 75042 are a little slower

In 75041, the Real Estate Data Aggregator counted 49 homes sold, down 21% from a year before. Months of supply rose 1.4 months to 4.6, the highest in the market. Median days on market ticked up 2 days to 49. Prices rose 3.8% to $275,000, but fewer homes are moving.

In 75042, 62 homes sold at a median of $277,000, down 1.1%. The quick-contract share slipped 0.9 points to 26.5%. Supply tightened, which may help sellers over time, but the pace is not as brisk as 75040.

In short
  1. Across Garland, prices are mostly flat or down compared with a year ago.
  2. That matches what the Federal Housing Finance Agency reported nationally, a modest 2.6% gain, but several Garland ZIPs are moving in the other direction on price.
  3. The standout is 75040: prices fell 9.6%, yet more than a third of homes went under contract within two weeks.
  4. Lower price, faster pace.
  5. That combination is worth knowing whether you are buying or selling.
