Nevada has more homes for sale, but many still take time to move
The Real Estate Data Aggregator counted 153 homes for sale in Nevada (ZIP 75173) for the three months ending August 31, 2026. That is up 10.1% from the same period a year before. More inventory means buyers have room to compare, especially for acreage and rural lots. For sellers, that also means pricing and preparation matter more than they did last year.
Prices are down, but homes are still selling close to list
The Real Estate Data Aggregator put the median sale price at $297,000 for the three months ending August 31, 2026. That is down 8.6% from the same months in 2025. Prices dipped, but homes that did sell averaged 97.7% of their list price. That figure was actually up 1.2 points from a year before. So sellers who priced well were not leaving much on the table.
Nationally, the Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Nevada's 8.6% price dip runs counter to that national trend. That gap is worth keeping in mind if you are thinking about what your property is worth today.
Homes are taking longer to go under contract
The Real Estate Data Aggregator shows that only 8.5% of Nevada homes went under contract within two weeks of listing. That is down 3 points from a year before. The median time on market was 78 days, which is 9 days longer than the same period in 2025. Most homes here simply need more time, and that is normal for a rural acreage market.
Fewer homes sold, but pending sales ticked up
The Real Estate Data Aggregator counted 70 homes sold in the three months ending August 31, 2026. That is down 15.7% from the same period a year before. New listings also fell, down 13.3% to 98. But pending sales rose 5.1% to 82. That uptick in pending sales is a small sign that some buyers are still moving forward.
Rates and national trends are adding to the wait
CNBC reported the average 30-year fixed rate at 7.37% as of October 28, 2026. Realtor.com noted that rates surged above 7% for the first time since January 2025. That has slowed buyers across the country. Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Nevada's longer days on market fits that wider picture.
CNBC also reported that pending home sales dropped 7.3% from August and were down 11.3% year-over-year in September 2026. Nationally, buyers are pausing. That makes preparation and pricing even more important for sellers in Nevada right now.
