Nevada has more homes for sale, but fewer are closing
The Real Estate Data Aggregator counted 153 homes for sale in Nevada during the three months ending August 31, 2026. That is up 10.1% from the same stretch a year ago. At the same time, only 70 homes actually sold, down 15.7%. More supply and fewer closings means sellers are working harder to stand out.
Prices dipped, but sellers are still close to their ask
The Real Estate Data Aggregator put the median sale price in Nevada at $297,000 for the three months ending August 31, 2026. That is down 8.6% from the same period in 2025. Prices softened, but sellers still closed at 97.7% of their list price on average, up 1.2 points from a year ago. That tells you pricing close to market is working.
Only 7.1% of homes sold above list price, according to the Real Estate Data Aggregator. That is up 2.3 points from a year ago, which is a small but real sign that well-priced homes still draw real interest.
Homes are sitting longer before they go under contract
The Real Estate Data Aggregator found that just 8.5% of Nevada homes went under contract within two weeks of listing. That is down 3 points from a year ago. The typical home sat for 78 days before selling, 9 days longer than the year before. Buyers have more time to look around, and they are using it.
Pending sales are actually up, which is worth noting
Here is the part that does not fit the gloomy headline. The Real Estate Data Aggregator counted 82 pending sales, up 5.1% from a year ago. More homes are getting under contract now than they were last year at this time. That suggests buyers are still active. They are just taking longer to decide.
The national picture adds some context
Realtor.com reported that active listings topped 1.16 million homes for sale nationally in September 2026. Nevada's inventory climb is part of a wider trend. Realtor.com also reported that mortgage rates surged above 7% for the first time since January 2025. That makes monthly payments heavier and slows decisions for buyers everywhere.
Nationally, Realtor.com found that 20.8% of listings took a price cut in September, the highest share since October 2022. Nevada's 8.6% price dip fits that pattern. Sellers who price ahead of the market are finding they need to adjust.
What this means if you are thinking about selling
More homes for sale and fewer closings means your home has more competition than it did a year ago. Buyers are comparing more options and taking more time. Pricing close to what similar homes actually sold for matters more now. The 97.7% sale-to-list ratio from the Real Estate Data Aggregator shows that sellers who price well are still closing.
What this means if you are thinking about buying
You have more homes to look at and less pressure to decide in a day. The Real Estate Data Aggregator shows 6.7 months of supply in Nevada right now. That gives you room to compare and ask questions. Just know that rates above 7%, as Realtor.com reported, affect what you can afford. Talking to a lender early helps you know your range before you fall for a place.
