Nevada has more homes for sale, but buyers are still moving forward
The biggest shift in Nevada right now is inventory. The Real Estate Data Aggregator counted 153 homes for sale in ZIP 75173 during the three months ending August 31, 2026. That is up 10.1% from the same period a year before. Realtor.com reported the same trend nationally, with 1.18 million active listings in October 2026, up 7.4% year over year. More supply means buyers have more to compare. For sellers, that changes the conversation around price.
Buyers are still moving, just more carefully
Here is the part that often gets missed. Even with more homes on the market, the Real Estate Data Aggregator shows pending sales in ZIP 75173 rose 5.1% compared with the same three months in 2025. Buyers have not stopped. They are taking longer to decide, which is why the median days on market reached 78 days, 9 days longer than a year before. That is a meaningful shift, but it is not a stall.
Prices dipped a little
The Real Estate Data Aggregator put the median sale price in ZIP 75173 at $297,000 for the three months ending August 31, 2026. That is down 8.6% from the same period a year before. Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Nevada's local number moved in the other direction. That gap is worth knowing if you are thinking about where to price a home.
Sellers who priced well still got close to their number
The Real Estate Data Aggregator shows the average sale price came in at 97.7% of list price during the three months ending August 31, 2026. That is actually up 1.2 points from a year before. Homes that sold did not give away much. The challenge is getting to the table in the first place, which is where pricing and presentation do their work.
Rates are part of the picture too
Realtor.com reported mortgage rates peaked at 7.40% in mid-October 2026. That affects how much buyers can stretch. It is one reason homes are sitting a little longer before going under contract. It is also something sellers cannot control, which is why the things they can control, like price and condition, carry more weight right now.
