Nevada has more homes for sale, but buyers are still moving
Nationally, Redfin reported that sellers outnumbered buyers by 62.6% in September. That is a real shift. But in Nevada, the Real Estate Data Aggregator counted 82 pending sales in the three months ending August 31, 2026, up 5.1% from the same months a year before. Buyers are still out there.
Here is the honest picture. More homes are sitting on the market, prices dipped a little, and it is taking longer to go under contract. But homes are still selling. Pricing and presentation are doing more of the work now.
What the numbers say
The Real Estate Data Aggregator shows the median sale price in ZIP 75173 came in at $297,000, down 8.6% from the same three months in 2025. That dip is worth paying attention to if you are pricing a home right now.
At the same time, 6.7 months of supply puts Nevada in balanced-to-buyer-leaning territory. That is up 1.6 months from a year ago. More choices for buyers usually means more patience required from sellers.
A wider picture
Rates are part of the story too. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, is forecasting a 30-year fixed rate of 7.4% for the fourth quarter of 2026. That affects what buyers can afford, and it affects how they decide.
Realtor.com also reported that 20.8% of listings nationally saw price cuts in September, the highest share since October 2022. Nevada's own numbers reflect some of that pressure.
What is still working
The Real Estate Data Aggregator put the average sale-to-list ratio at 97.7% for the three months ending August 31, 2026. That is up 1.2 points from a year before. Homes that are priced well are still closing close to asking.
The share of homes that sold above list price was 7.1%, up 2.3 points from a year ago. That is a small group, but it shows that well-positioned homes can still draw competition.
One thing to watch: only 8.5% of homes went under contract within two weeks of listing, down 3 points from a year before. Quick sales are less common. Most homes are taking the full 78-day median to find a buyer.
For buyers
More inventory and a softer median price give buyers more room to compare. The Real Estate Data Aggregator counted 153 homes for sale in Nevada during this period. That is a real increase from a year ago.
Rates above 7% still affect monthly payments. That is a real cost to plan around. Talking with a lender before you start touring is worth doing.
For sellers
Pending sales are up 5.1%. Buyers are moving. But with 78 median days on market and a price that came in 8.6% lower than last year, the homes selling are the ones priced honestly from the start.
New listings fell 13.3% from a year ago, so the pool of fresh competition is smaller. That is a small advantage for sellers who come in prepared.
- Nevada has more homes available and prices have softened some.
- But pending sales are up, and homes priced close to market are still closing at 97.7% of list.
- The market is not stalled.
- It is just more deliberate than it was a year ago.
