Murphy pending sales held steadier than national headlines suggest

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That kind of headline can make it feel like the market stopped. In Murphy, it did not.

The Real Estate Data Aggregator counted 170 pending sales across Murphy's two ZIP codes in the three months ending July 31, 2026. That is down just 1.2% from the same months a year before. Demand did not disappear. Buyers are still writing offers.

The two sides of Murphy tell different stories

Murphy sits in two ZIP codes, and they moved differently over the three months ending July 31, 2026. Here is what the Real Estate Data Aggregator counted in each one.

What changed in 75094

The Real Estate Data Aggregator shows the median sale price in ZIP 75094 rose 8.4% year over year to $623,500. That is the good news. The harder news: homes took a median of 47 days to sell, which is 10 days longer than the same period in 2025. Fewer homes sold above list price too, down 2.4 points to 9.8%.

Pending sales in 75094 told a different story. The Real Estate Data Aggregator counted 61 pending sales, up 22% from a year ago. And 41% of homes went under contract within two weeks of listing, up 1 point from last year. Priced right, homes here still move.

What changed in 75074

ZIP 75074 saw more sales volume but a small price dip. The Real Estate Data Aggregator put the median sale price at $394,800, down 1.3% from a year ago. Homes sold dropped 12.6%, and new listings fell 22.4%. Fewer homes came to market, and fewer sold.

The flip side: buyers who did show up were competitive. The Real Estate Data Aggregator counted 21.1% of homes selling above list price, up 2.6 points from last year. The sale-to-list ratio held at 97.8%, up 0.3 points. Less inventory, but real buyer interest.

The national picture is noisier

Nationally, Realtor.com reported that 20.8% of listings saw price cuts in September, the highest share since October 2022. Active listings topped 1.16 million homes across the country. Those numbers sound rough.

Murphy is not the national market. The Real Estate Data Aggregator counted homes for sale across both ZIP codes at 222, down 12.3% from a year ago. Supply here actually tightened while it grew elsewhere.

What this means if you are selling

Homes are taking a little longer to sell than they did a year ago. The median in 75094 was 47 days. In 75074 it was 42 days. Pricing still matters a lot.

The Real Estate Data Aggregator shows homes across both ZIPs selling at about 97.5% to 97.8% of list price. That means a home priced $50,000 too high is likely to sit, not sell. Getting the number right from day one is where the work is.

What this means if you are buying

Rates above 7% are real. Realtor.com confirmed that. But the Real Estate Data Aggregator shows 41% of homes in 75094 going under contract within two weeks of listing. In 75074 it was 37.6%. Well-priced homes still move fast.

Remember: Murphy is split between Wylie ISD and Plano ISD. The ISD line matters to a lot of buyers. Never assume a home's school district from its city or ZIP code. Verify the school assignment directly with the district before you make any decisions.
