Murphy listings were down, but many homes still moved quickly

Real estate, Murphy

These numbers cover the three months ending August 31, 2026. Murphy sits across two ZIP codes, and they tell different stories. Knowing which one your home falls in matters.

The biggest thing to know first: the Real Estate Data Aggregator counted only 199 homes for sale across Murphy during this period. That is down 17.8% from a year ago. Fewer choices for buyers means the right home, priced well, still draws attention.

Nationally, Realtor.com counted 1.16 million active listings in September 2026. Murphy moved the other way. Less supply here does not mean every home sold fast, but it does mean buyers had fewer options to fall back on.

The two ZIP codes: same city, different pace

Murphy spans ZIP codes 75094 and 75074. The Real Estate Data Aggregator tracks them separately, and the gap between them is real.

Homes that moved fast

In ZIP 75094, the Real Estate Data Aggregator found that 39.3% of homes went under contract within two weeks of listing. That is up 14.7 points from the same period last year. Nearly 4 in 10 homes did not sit long.

In ZIP 75074, 35.9% of homes went under contract within two weeks. That share held nearly flat, down just 0.3 points from a year ago. More than a third of homes moved quickly there too.

For buyers, this is the practical takeaway. If a home fits your needs and is priced fairly, it may not wait for you. That is not pressure, just the pattern the data shows.

Prices moved in opposite directions

The Real Estate Data Aggregator put the median sale price in 75094 at $640,000 for this period. That is up 16.3% from the same three months in 2025. That is a meaningful jump.

In 75074, the median sale price was $375,000. The Real Estate Data Aggregator shows that number was unchanged from a year ago. Prices there held steady while volume dipped.

Rates and the bigger picture

CNBC reported the average 30-year fixed rate at 7.37% as of October 28, 2026. That follows a climb from 6.8% to 7.6% during September, according to CNBC.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026. That is the highest share since October 2022. Murphy is not the national average, but sellers here should know that buyers are watching prices carefully right now.

The Federal Housing Finance Agency reported that U.S. home prices rose 2.4% from August 2025 to August 2026. That is a modest national gain. Murphy's 75094 outpaced that by a wide margin.

A note on school districts

Murphy is split between Plano ISD and Wylie ISD. City lines and school district lines do not match. If the ISD matters to your search, verify the assignment directly with the district for any specific address.

In short
  1. Murphy inventory fell 17.8% from a year ago, per the Real Estate Data Aggregator.
  2. More than 35% of homes in both ZIP codes went under contract within two weeks.
  3. Prices rose sharply in 75094 and held flat in 75074. Homes in 75094 are taking longer to sell than last year, while 75074 held its pace.
  4. One street can read very differently from the ZIP code as a whole.
