Murphy listings were down, but many homes still moved quickly
Here is the number that stands out most: the Real Estate Data Aggregator counted 199 homes for sale across Murphy in the three months ending August 31, 2026. That is down 17.8% from the same months a year before. Fewer choices means buyers have less room to wait.
At the same time, Realtor.com reported active listings topped 1.16 million nationally in September 2026. Murphy's inventory tightened even as the national count grew. That gap matters if you are watching this market.
How fast homes moved
The Real Estate Data Aggregator found that 39.3% of homes in ZIP 75094 went under contract within two weeks of listing. That share is up 14.7 points from a year before. Nearly 4 in 10 homes did not last long on the market.
In ZIP 75074, the Real Estate Data Aggregator counted 35.9% of homes going under contract within two weeks. That share was nearly flat compared with a year before, down just 0.3 points.
Days on market and sale prices
The Real Estate Data Aggregator put the median days on market at 52 days in ZIP 75094, which is 12 days longer than the same period a year before. In ZIP 75074, the median was 35 days, just one day shorter than a year before. The two parts of Murphy are reading differently right now.

| Median days on market | 52 days | 35 days |
| Homes sold | 51 | 93 |
| Sale price as share of list | 97% | 97.5% |
| Homes under contract in 2 weeks | 39.3% | 35.9% |
Prices and what sellers received
The Real Estate Data Aggregator counted a median sale price of $640,000 in ZIP 75094, up 16.3% from a year before. In ZIP 75074, the median held at $375,000, unchanged from a year before.
Sellers in ZIP 75094 received 97% of list price on average. That is down 1.3 points from a year before. In ZIP 75074, sellers received 97.5% of list price, down just 0.2 points. Both are close to full price, but the trend is a small step back.
Only 5.9% of homes in ZIP 75094 sold above list price, down 5 points from a year before. In ZIP 75074, 20.4% sold above list, up 5.2 points. That is a real difference between the two sides of Murphy.
New listings and pending sales
Across Murphy, the Real Estate Data Aggregator counted 226 new listings in the three months ending August 31, 2026. That is down 12.1% from a year before. Fewer sellers listed, which helps explain why inventory stayed tight.
Pending sales across Murphy totaled 167, down 9.2% from a year before. Demand eased some, but homes still moved. The two trends together kept supply from piling up.
The wider picture
Mortgage rates are part of the story too. CNBC reported the average 30-year fixed rate fell to 7.41% as of October 21, 2026, down from 7.50% the week before. Still, rates above 7% are shaping what buyers can afford.
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Murphy's numbers did not show that same pressure, but it is worth knowing what is happening across the country.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Murphy's ZIP 75094 outpaced that by a wide margin, while ZIP 75074 held flat.
- Murphy had fewer homes for sale and fewer new listings in the three months ending August 31, 2026. Yet nearly 4 in 10 homes in ZIP 75094 went under contract within two weeks.
- Well-prepared sellers got close to full price.
- Buyers who were ready moved.
- One street can read very differently from the ZIP code as a whole, so it is worth looking at what happened close to your address.
