Murphy closings slowed, but one part of town held up better
Murphy overall saw fewer closings. The Real Estate Data Aggregator counted 144 homes sold across Murphy in the three months ending August 31, 2026, down 8.9% from the same period a year before. That sounds soft. But the number hides a real split between the city's two ZIP codes.
Nationally, Redfin reported pending home sales fell 4% in September, and mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That backdrop matters. Buyers are cautious. But Murphy's two ZIP codes did not respond the same way.
ZIP 75094: sales climbed while prices jumped
The Real Estate Data Aggregator counted 51 homes sold in ZIP 75094 in the three months ending August 31, 2026. That is up 10.9% from a year ago. While the rest of Murphy slowed, this ZIP went the other direction.
The median sale price in 75094 came in at $640,000, up 16.3% from the same months in 2025, per the Real Estate Data Aggregator. That is a meaningful move. Prices did not drift up a little. They moved.
Homes took longer to sell here, though. The Real Estate Data Aggregator put median days on market at 52 days, which is 12 days longer than a year ago. Buyers are still buying, but they are taking more time.
One bright spot: nearly 4 in 10 homes in 75094 went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 39.3%, up 14.7 points from a year ago. Well-priced homes are still moving quickly.
ZIP 75074: more listings, fewer buyers
ZIP 75074 told a different story. The Real Estate Data Aggregator counted 93 homes sold there in the three months ending August 31, 2026, down 17% from a year ago. That is a sharper drop.
The median sale price in 75074 held at $375,000, unchanged from a year ago, per the Real Estate Data Aggregator. Prices did not fall. But they did not move either. Sellers in this ZIP are working harder to find buyers at the same price points.
Homes sold faster here, though. The Real Estate Data Aggregator put median days on market at 35 days, one day shorter than a year ago. And 20.4% of homes sold above list price, up 5.2 points from a year ago. That tells you competition still exists in this ZIP, just for fewer homes.
New listings in 75074 fell sharply. The Real Estate Data Aggregator counted 141 new listings, down 25.4% from a year ago. Fewer sellers came to market. That helped keep supply from piling up, even as sales slowed.

What the national picture adds
The national backdrop helps explain why buyers are cautious. Redfin reported that mortgage rates climbed above 7% by the end of September. Redfin also reported that 14.5% of homebuying deals fell through in September, the highest share in Redfin's records. That is a real headwind for sellers everywhere.
Realtor.com reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Murphy is not immune to that pressure. But Murphy's 75094 ZIP held up better than the national trend would suggest.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Murphy's 75094 ZIP outpaced that by a wide margin. ZIP 75074 matched the national pace by holding flat.
A note on school districts
Murphy is split between Plano ISD and Wylie ISD. A home's ZIP code does not tell you its school district. If the ISD assignment matters to your search, verify it directly with the district before making any decisions.
