Lavon prices moved down even as national prices kept rising

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Lavon went the other way. The Real Estate Data Aggregator counted a median sale price of $347,490 in ZIP 75166 for the three months ending July 31, 2026. That is down 8.5% from the same months a year earlier. For buyers, that gap from the national trend can open more room in the budget. For sellers, it is a clear signal to price from today's Lavon market, not last year's.

U.S. prices rose 2.6% from July 2025 to July 2026. Lavon's median sale price fell 8.5% over the same period.

Homes are also taking less time to sell. The Real Estate Data Aggregator put the median days on market at 75 days for the three months ending July 31, 2026. That is 23 days shorter than the same period a year earlier. Prices softened, but homes moved faster.

Fewer homes came to market. The Real Estate Data Aggregator counted 200 new listings and 240 homes for sale in the three months ending July 31, 2026. New listings were down 27.8% from a year ago, and total homes for sale were down 27.5%. Less supply did not push prices up this time, but it did keep the market from sitting still.

Nationally, rates are adding pressure for everyone. CNBC reported the average contract rate on a 30-year fixed mortgage at 7.30% as of September 30, 2026. Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Lavon's price move fits that wider picture.

One more thing worth noting. The Real Estate Data Aggregator found that 11.8% of Lavon homes went under contract within two weeks of listing during this period. That share is up 2.3 points from a year ago. Well-priced homes are still finding buyers. The ones that are not priced for today are the ones sitting.
