Lavon listings fell, and homes moved a little faster
These numbers cover the three months ending August 31, 2026, for ZIP code 75166 in Lavon.
Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Lavon moved the other way. The Real Estate Data Aggregator counted 248 homes for sale here, down 22% from the same period a year ago. Fewer choices for buyers. Less competition for sellers who price carefully.
New listings also pulled back. The Real Estate Data Aggregator counted 187 new listings, down 30.7% from the same months in 2025. That is a meaningful drop. It tells you fewer owners decided to sell, which is part of why inventory stayed tight.
Prices dipped, but homes sold faster
The Real Estate Data Aggregator put the median sale price at $351,240, down 4.2% from the same period in 2025. That is a real dip, not a rounding error. At the same time, the median days on market fell to 79 days, which is 17 days shorter than a year ago. So prices softened a little, but homes did not sit as long.
The sale-to-list ratio came in at 97.7%, up 0.3 points from a year ago, according to the Real Estate Data Aggregator. Most homes sold close to asking price. Only 2.8% sold above list, up 1.1 points from last year. That is still a small share, but it moved in the right direction.
The bigger picture: rates and national trends
Rates are not helping buyers right now. CNBC reported the average 30-year fixed rate at 7.37% as of October 28, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. That puts pressure on monthly payments and can slow decisions.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Lavon's median price did slip 4.2%, so some of that pressure is showing up here too. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026, so the national picture is still positive overall, even if Lavon moved differently.
CNBC also reported that mortgage purchase applications rose 4% for the week ending October 28, 2026. Some buyers are still moving forward, even with rates above 7%.
What this means if you own a home in Lavon
Supply is tighter than last year. That is generally good for sellers. But prices did ease, and most homes are not seeing bidding wars. Pricing carefully from the start still matters. The Real Estate Data Aggregator showed only 10.9% of homes went under contract within two weeks of listing. That means most homes needed time, and the right price helped.
These are ZIP-level numbers. One street in Lavon can read very differently from the whole 75166 picture. A home's condition, lot size, and price point all shape how it moves.
