Lavon inventory is down, but homes are still taking time to sell
The Real Estate Data Aggregator counted 248 homes for sale in Lavon in the three months ending August 31, 2026. That is down 22% from the same period a year before. Less competition sounds good for sellers. But the median home still sat on the market for 79 days. Fewer choices does not mean faster sales.
That 79-day median is actually 17 days shorter than the same stretch in 2025, according to the Real Estate Data Aggregator. So things are moving a little quicker. But most homes are still taking well over two months. Pricing and presentation still do the heavy lifting.
What the price picture looks like
The Real Estate Data Aggregator put the median sale price in Lavon at $351,240 for the three months ending August 31, 2026. That is down 4.2% from the same period in 2025. A small dip, but worth knowing if you are setting a list price or making an offer.
Homes sold for an average of 97.7% of their list price, up 0.3 points from a year ago, per the Real Estate Data Aggregator. That means most sellers got close to what they asked. Only 2.8% of homes sold above list price, though that share is up 1.1 points from last year.
New listings dropped sharply
The Real Estate Data Aggregator recorded 187 new listings in Lavon over the three months ending August 31, 2026. That is down 30.7% from the same months of 2025. Fewer sellers are coming to market. For buyers, that means a smaller pool to choose from.
Pending sales came in at 174, down 11.7% from a year ago, according to the Real Estate Data Aggregator. Demand has softened some. That is part of why homes are still sitting for 79 days even with fewer listings available.
The national backdrop
Lavon is not alone in feeling this tension. Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. At the same time, Realtor.com noted that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported the average 30-year fixed rate at 7.41% as of the week ending October 21, 2026.
Higher rates slow buyers down. CNBC also reported that mortgage applications to purchase a home fell 7% for that same week. That kind of pressure shows up locally too, in longer days on market and softer prices.
Nationally, Realtor.com found that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. The Federal Housing Finance Agency reported that U.S. home prices rose 2.6% from July 2025 to July 2026. Local Lavon prices moved the other direction, down 4.2% over the same stretch.
What this means if you own in Lavon
You have less competition than you did a year ago. That is real. But buyers are taking their time, and rates are not helping them move faster. A home priced well and presented well is still selling. It just takes patience.
Only 10.9% of Lavon homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That is nearly flat from a year ago. Quick sales are the exception, not the rule right now.
- Lavon has fewer homes for sale than a year ago, and the typical home is selling 17 days faster than last year.
- But 79 days is still a long time.
- Prices dipped 4.2%.
- Buyers have fewer choices, but they are not rushing.
- Pricing and condition still decide how long a home sits.
