Lavon inventory is down, but homes are still taking time to sell
Here is the one thing that shapes everything else right now. The Real Estate Data Aggregator counted 248 homes for sale in Lavon in the three months ending August 31, 2026. That is down 22% from the same period a year ago. Fewer choices for buyers, yes. But that did not make homes sell faster overnight.
The Real Estate Data Aggregator put the median days on market at 79 days. That is actually 17 days shorter than the same period in 2025, which is a real improvement. Still, most homes in Lavon are sitting for more than two months before going under contract. Pricing and presentation still do the heavy lifting here.
What the price picture looks like
The Real Estate Data Aggregator put the median sale price in Lavon at $351,240 for the three months ending August 31, 2026. That is down 4.2% from the same period in 2025. Prices dipped a little, but homes are still closing near list. Sellers averaged 97.7% of their asking price, up 0.3 points from a year ago.
That gap between list and sale price is narrow. It tells you that homes priced well are still holding their value. Homes priced too high are the ones sitting longest.
Fewer listings, but buyers are not rushing
The Real Estate Data Aggregator counted 187 new listings in Lavon during the three months ending August 31, 2026. That is down 30.7% from a year ago. Fewer sellers came to market. But the 180 homes that sold tells you demand is still there. It is just measured, not frantic.
Only 10.9% of homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is nearly flat from a year ago, down just 0.3 points. Quick sales are the exception, not the rule, in Lavon right now.
The national picture adds context
What is happening in Lavon fits a broader pattern. Redfin reported that home sellers outnumbered buyers by 62.6% nationally in September 2026. That is the most sellers since March 2020, according to Redfin. More supply nationally, but buyers are pulling back.
Redfin also reported that mortgage rates climbed above 7% in September, the highest level since spring 2014. Rates that high slow decisions. Buyers take longer to commit. That shows up in days on market everywhere, including Lavon.
Realtor.com reported that 20.8% of listings nationally saw price cuts in September, the highest share since October 2022. Lavon is not immune to that pressure. A median price down 4.2% year over year says the same thing locally.
What this means if you are selling in Lavon
Inventory is down, and that works in your favor. But 79 days is still a long time to wait. Homes that closed did so at 97.7% of list price, so the market is not collapsing. It is just deliberate. Price it right from the start, and you will be in a much better position.
