Lavon inventory fell, but homes are still taking time to sell
The Real Estate Data Aggregator counted 248 homes for sale in Lavon in the three months ending August 31, 2026. That is down 22% from a year ago. Less choice for buyers sounds like good news for sellers. But the median home in Lavon still took 79 days to sell. Fewer listings did not make the market fast.
That 79-day figure is actually 17 days shorter than the same period in 2025, according to the Real Estate Data Aggregator. So things moved a little quicker than last year. Still, nearly three months is a long time. A home that sits that long usually needs the right price from day one.
Prices dipped a little
The Real Estate Data Aggregator put the median sale price in Lavon at $351,240 for the three months ending August 31, 2026. That is down 4.2% from the same period in 2025. It is a modest dip, not a collapse. But it does mean sellers who priced to last year's peak may need to adjust.
For context, the Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Lavon's 4.2% dip runs the other way from that national trend. That gap is worth knowing if you are setting a price or making an offer.
Sellers got close to their asking price, but not over it
The Real Estate Data Aggregator found that homes in Lavon sold for an average of 97.7% of list price in the three months ending August 31, 2026. That is up 0.3 points from a year ago. Sellers are holding close to their number. But only 2.8% of homes sold above list price. Bidding wars are rare here right now.
Fewer homes went under contract quickly
The Real Estate Data Aggregator found that 10.9% of Lavon homes went under contract within two weeks of listing. That is down 0.3 points from a year ago. Only about 1 in 9 homes moved that fast. Most needed more time, and some did not sell at all.
Pending sales in Lavon came in at 174 for the same period, down 11.7% from a year ago. That matches what Realtor.com reported nationally: pending sales fell 10.5% year over year in October 2026, the steepest drop since October 2023. Lavon is not alone in feeling that slowdown.
Mortgage rates are adding pressure
Realtor.com reported that mortgage rates peaked at 7.40% in mid-October 2026. Redfin reported the weekly average rate at 7.24% for the four weeks ending November 1, 2026. Rates at that level push up monthly costs for buyers. That affects what buyers can afford and how long they take to decide.
Redfin also reported a median monthly mortgage payment of $2,777 in the U.S. for the four weeks ending November 1, 2026. That is a real number for buyers to weigh. In Lavon, where the median sale price is below the national median, monthly costs can be a little lower, depending on the loan.
What this means for you
Inventory is tighter than it was a year ago. That is real. But 79 days on market and a 4.2% price dip tell you that tighter supply alone does not guarantee a fast sale or a higher price. Prep and pricing still do the heavy lifting.
