Garland still has buyers moving, even with rates above 7%
Mortgage rates are not making things easy. Realtor.com reported rates climbed above 7% for the first time since January 2025, and CNBC put the average 30-year fixed rate at 7.30% as of September 30, 2026. That is a real headwind. But in Garland, buyers kept moving anyway.
The Real Estate Data Aggregator counted homes sold and pending sales across five Garland ZIP codes for the three months ending July 31, 2026. The picture is not the same in every part of town. Here is what the numbers say.
The ZIP code that stood out most: 75048
ZIP 75048 had the biggest jump in sales. The Real Estate Data Aggregator counted 104 homes sold there, up 30% from the same three months in 2025. Pending sales rose 27% to 113. That means the pipeline heading into fall looks strong too.
Prices in 75048 did dip. The Real Estate Data Aggregator put the median sale price at $432,450, down 5% from a year before. But homes sold faster, and nearly 4 in 10 went under contract within two weeks of listing. That is not a slow market.
That 38.1% share is up 10 points from the same period in 2025, according to the Real Estate Data Aggregator. More sellers are pricing to move, and buyers are responding.
ZIP 75044: steady sales, homes selling faster
The Real Estate Data Aggregator counted 114 homes sold in 75044, up 17.5% from a year before. The median sale price was $369,000, down just 0.3%. That is nearly flat. Homes spent a median of 35 days on market, which was 10 days shorter than the same period in 2025.
At 3.3 months of supply, 75044 is still tilted toward sellers. The Real Estate Data Aggregator shows 35.3% of homes went under contract within two weeks, up 7.2 points from a year before.
ZIP 75040: the most homes sold, prices down a little
The Real Estate Data Aggregator counted 129 homes sold in 75040, the highest of any ZIP code here. Sales were down 3% from a year before, a small dip. The median sale price was $290,000, down 2.6%. Homes sold in a median of 36 days, six days faster than a year before.
One number stands out in 75040. The Real Estate Data Aggregator shows 22.5% of homes sold above list price, up 6.7 points from a year before. Well-priced homes here are drawing real competition.
ZIP 75042: fastest median sale in the group
The Real Estate Data Aggregator put the median days on market in 75042 at 28 days, the shortest of any ZIP code covered here. That is 15 days faster than the same period in 2025. The median sale price was $285,000, down 1.7%.
The Real Estate Data Aggregator counted 63 homes sold in 75042, up 3.3%. Months of supply fell to 3.9, down 0.7 months from a year before. Pending sales were down 11.4%, so this ZIP bears watching over the next few months.
ZIP 75041: the one ZIP where supply grew
Not every part of Garland moved in the same direction. The Real Estate Data Aggregator counted 48 homes sold in 75041, down 29.4% from a year before. Months of supply rose to 4.5, up 1.8 months. Pending sales fell 27.5%.
There is a split story in 75041. Fewer homes sold and supply grew, but 29.2% of the homes that did sell went above list price. That is up 14.5 points from a year before. The homes that are priced right are still getting offers. The ones that are not are sitting.

Garland is not moving in a vacuum. Nationally, Realtor.com reported that 20.8% of listings saw price cuts in September, the highest share since October 2022. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Rates are the main weight on buyers right now, and CNBC put the 30-year fixed average at 7.30% as of September 30, 2026.
Even so, Garland's local numbers for the three months ending July 31, 2026 show most ZIP codes selling faster than a year ago. Supply is still relatively tight in 75044, 75040 and 75042. That matters for sellers who price carefully.
