Garland prices are not moving in one direction
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. That sounds steady. But the Real Estate Data Aggregator counted homes across Garland's ZIP codes for the three months ending August 31, 2026, and the picture is not that simple.
Some parts of Garland saw prices fall. Others rose. Which side you are on changes everything about your next move.
Median sale prices by ZIP code
How prices changed from a year ago
Here is where the split shows up clearly. The Real Estate Data Aggregator tracked each ZIP code against the same three months in 2025.
ZIP 75041 was the one bright spot, up 3.8% according to the Real Estate Data Aggregator. That lines up with the 2.4% national gain the Federal Housing Finance Agency reported. But 75040 dropped 9.6% over the same stretch. Those two ZIP codes are in the same city.
How fast homes are selling
ZIP 75044 had the shortest median time on market at 34 days, and that was 15 days shorter than a year earlier, per the Real Estate Data Aggregator. Yet its median price still fell 7.9%. Homes moved faster, but sellers took less.
ZIP 75040 had the highest share of homes going under contract within two weeks: 37.1%, up 8.1 points from a year ago. Still, the Real Estate Data Aggregator shows its median price dropped 9.6%. Speed and price do not always move together.
Supply: more choices in some spots, fewer in others
Inventory fell sharply in 75040 and 75042, down about 23% each, while 75048 added nearly 20% more homes to choose from. The Real Estate Data Aggregator shows months of supply ranging from 3.2 months in 75040 to 4.6 months in 75041. More supply tends to put pressure on prices, and 75041's rising supply matches its slower pace of sales.
The wider picture: rates are adding pressure everywhere
CNBC reported the average 30-year fixed rate at 7.37% as of October 28, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025, and that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. That context matters. Garland's price drops are not happening in a vacuum.
CNBC also reported that the adjustable-rate mortgage share of applications hit 11.3%, the highest in more than a year. More buyers are looking for ways to manage a higher rate environment. That can affect what offers look like when they come in.
What this means if you are buying or selling
A broad headline about Garland, or even about the U.S., will not tell you what is happening on your street. The Real Estate Data Aggregator counted real sales across these ZIP codes, and the range runs from a 3.8% gain to a 9.6% drop in the same three-month period. That is a wide spread.
If you are selling, the ZIP code your home sits in shapes your starting price more than any national number. If you are buying, the ZIP code shapes how much room you may have to negotiate.
- Garland is not one market right now.
- It is at least five, each moving at its own pace and in its own direction.
- The three months ending August 31, 2026 make that clear.
- One street can read very differently from the ZIP code average, and the ZIP code can read very differently from the city.
