Fewer new listings are coming to market in Princeton
The number that matters most right now: the Real Estate Data Aggregator counted 544 new listings in Princeton's 75407 ZIP code for the three months ending August 31, 2026. That is down 19.2% from the same three months a year before. Fewer sellers are stepping up. That shapes everything else in this market.
Nationally, Realtor.com reported that active listings topped 1.16 million homes for sale in September 2026. Princeton is moving the opposite direction. Fewer fresh options are coming to market here, even as the national supply grows.
What this means if you are buying
The Real Estate Data Aggregator shows 524 homes for sale in Princeton during that period, down 9.3% from a year ago. Supply is tighter than it looks on the national news. Homes are also sitting longer. The median days on market was 53, which is 12 days longer than the same period in 2025.
Homes are taking longer to sell, but supply is not building fast enough to offset the drop in new listings. If you are waiting for a wave of new options, the Real Estate Data Aggregator numbers suggest that wave is not arriving yet.
Rates are adding pressure too. CNBC reported that the average 30-year fixed mortgage rate was 7.41% as of October 21, 2026. CNBC also noted that mortgage applications to purchase a home fell 7% in a single week and were 18% lower than a year before. Fewer buyers are applying, which is part of why homes are sitting longer.
What this means if you are selling
Fewer new listings means less direct competition when your home hits the market. The Real Estate Data Aggregator counted 477 homes sold in Princeton during the three months ending August 31, 2026. That is up 2.1% from a year ago. Homes are still selling.
Price is the part that deserves a close look. The Real Estate Data Aggregator put the median sale price at $281,990, down 6% from the same period in 2025. Sellers are still getting offers, but they are adjusting expectations. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Princeton's own median price drop tells a similar story.
Homes that are priced well are still moving. The Real Estate Data Aggregator shows the average sale price came in at 97.5% of list price, down just 0.6 points from a year ago. Sellers are not giving away much ground, but pricing right from the start matters more now.
A few more things worth knowing
The share of homes going under contract within two weeks of listing was 16.5%, down 5 points from a year ago. Buyers are taking more time. That is not a sign that the market is broken. It is a sign that buyers have a little more room to breathe than they did in 2025.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Princeton's 6% price dip runs against that national trend. Local conditions here are doing their own thing.
- New listings in Princeton fell 19.2% in the three months ending August 31, 2026. Homes are still selling, but they are taking longer and prices have come down from last year.
- Less competition from new listings can help sellers, but pricing right matters more now than it did a year ago.
